Terrible Herbst’s mixed-use complex, located within steps of Allegiant Stadium, is comprised of Terrible’s WSKY Bar + Grill, Terribles Allegiant Café (Starbucks), retail space, and a parking garage. Following the partial demolition of an existing warehouse that occupied the 4.2-acre site, the design and construction of a four-story open parking garage with 713 spaces and a restaurant/retail shell adjacent to the scaled-back warehouse ensued. The buildout of a tenant space, including a pop-up retail venue and modification of an existing shell space, totaled 7,265 ft2 on the ground level. TERPconsulting provided general fire/life safety code consulting services, prepared a TI FPR as required by Clark County Building Department (CCBD) and Clark County Fire Prevention Bureau (CCFPB), and produced a RFAM to address parking garage exterior openings along the property line.
